Waterstone has 13 LLC's, most have 'Waterstone' in the title. Waterstone's main operation is renting out condo units for their owners. The Calypso is their major property and you will see how badly they do with renting out these condos.

In July 2010 we booked a condo (2-305) through Waterstone Resorts at the Calypso in Panama City Beach. At the time we booked we were only able to stay for three nights. However, at the time we arrive our plans had changed and we wanted to stay an additional night. The Manager explained that the condo we were being assigned was rented the following days and we could not move to another condo for just one night. That would be considered a new reservation and that there is a three night minimum, even if the condo was available for several days. The Manager did not waiver on this policy even though he would be losing money.
In addition we found the room to be dirty. The floors were filthy and stained (both the carpeting and tile) and had to be professionally cleaned DURING our stay. Our photos indicate one of my daughter’s socks after walking on the carpeting and a paper towel used to wipe the tile. The drapes were torn from the rod and would barely open.
Also, the hairdryer wouldn’t work, however it was promptly replaced. We found the beach to be littered with cans, cups, and other debris even though there was staff charged with the responsibility of taking care of this. As we were talking with others at the pool and the beach we found their rooms were in a similar condition. The bar drinks were extremely pricy at the tiki bar, so pack a cooler when going to the pool.

Trip type: Family Where do I start..... not enough chairs at the pool, rude stares, elevators that does not work, very very affectionate adults, false alarms 2:00(am) in the moring , busy road with drunked teens screaming in the middle of the night as they drive by repeatedly, just no end to this.. Go to Majestic Towers,staff & visitors are much cordial there!

Trip type: Family We stayed at the Calypso for three nights in July. We travelled with 5 adults and 2 children. Our three bedroom corner unit condo had amazing views of the Gulf of Mexico and a view of the strip.
The resort requires that everyone over the age of 13 purchase $5 wristbands to wear at the beach and pools. The $5 is refundable at the end of your stay if you return the wristband. The resorts services and guest relation lines are long. We had to wait a long time to check in and a long time to check out. Also, the yellow lines in the parking garage need to be repainted or the resort needs to turn on the lights. We had a difficult time seeing the lines on the concrete. We didn’t have this problem when the resort first opened. Yes, we waited for the elevators which did take a long time.
I think the resort needs to spend more money maintaining the property. The resort was not as clean as the first time we stayed. There was trash in the elevators on multiple days and garbage bags in the walk ways. Someone had also thrown cake (large hunking chunks of cake in the pool), and no one cleaned it up. Some of the guests threw pieces of the cake into the shrubs to get it out of the pool. They also need to purchase more luggage carts. We were not able to use one when we checked out. I asked an employee where the carts were kept and he didn’t really know.

And you wonder why Waterstone SUCKS!

Waterstone Sucks-
I am an owner at Calypso. I had my unit with Waterstone. I've never stayed in the unit myself, but did inspect it three times last year and each time it was dirty. The first two times, I informed the desk and asked that they have the unit re-cleaned. I never checked back to see if it was done.
In Nov I again inspected the unit, it was not just dirty. It was filthy!! The carpet was so dirty, it had to be replaced. There was filth everywhere. The walls were marked up, dust and dirt caked on baseboards, light bulbs. Even the toaster was dirty. I was so disgusted, I gave the Waterstone office a handwritten note right then and told them they were fired.
They did not acknowledge the note, I sent them an email and again they did not respond. Finally on Nov 11, I sent them a certified letter telling them they were no longer to rent my unit and if they had renters, to put them elsewhere. I then undertook the job of totally renewing the unit with new carpet, paint, etc. Not only are they the worst housekeepers I've ever seen, but they charge the owner for Travel Agent Fees on top of their own.
They charge the owner for "credit card" use. And, they will charge the owner a minimun of $22.50 everytime they so much as set foot in the unit to do anything, all the while charging the owner $35.00 a month for maintenance that is never covered or done. They rip the owners off with the keyless entry crap.
Owners of Calypso units, need to understand that these people are absolutely ruining our investments, and they need to be removed from the premises. Suck!!! You bet they SUCK!! And we as owners, need to find other managers and run these SUCKERS off the premises.

Beware of renting from W....

Calypso Resort was nice, great location but didnt not receive deposit back because of claimed damage that was done to the outside balcony railings???!!! I have never heard of such, what kind of damage can you do to a railing that is made of steel that can withstand high volumes of wind? Was suppose to get proof of damage by picture but got nothing but the runaround......This is just fyi, beware! As renters we are, to some degree, at their mercy when it comes to getting back your deposit. I have always been extremely careful when renting someones' property and was appalled at this accusation. Just wanted to warn the next possible renters

First off I would like to say:
The Calypso has the WORST STAFF ON THE FACE OF THE EARTH!!!!!
We stayed 7 nights at the Calypso. 3 of those hot days were without A/C and off and on without water. Construction of the TIKI bar that I was told on the phone was open, started at 6:30am. We never found a luggage cart our whole stay.
I read another review that said it best, --- "We felt that the resort had the attitude of they were doing us a favor by letting us stay there." --- The staff were just all out rude, did not care about anyones problems. Everyone I talked to at the resort was having problems. We called the front desk many times and no one ever picked up. So we went down to the front desk and their attitude was, "And what do you want us to do about it".
The resort had more terrorist then Iraq. These terrorist were all 12-14 year old kids staying there for a tournament of some kind. The parents of these kids just let them roam free and do what ever the hello they wanted. Pushing other kids in the pool, running & screaming in the middle of the night, riding and BREAKING the elevators. They were like packs of rabbit dogs. We called security and were as helpful as the front desk. .
I heard of two different groups of people getting stuck in the elevators during our stay and the front desk did nothing to help get them out. The family members or other guest had to call 911. The elevators do not have A/C and are like ovens.
The rooms are great, but the service was AWFUL!
This was the worst vacation we have EVER had. We will never stay at the Calypso or even a Waterstone condo again.

We stayed in a 3 bedroom condo the week of june30. They only have 3 elevators for more than 150 rooms. The waits were more than 20 minutes to get on the elevators at times, and thats if they were working. While we were there 2 of them broke. We didnt have air conditioning for 2 nights and our washing machine messed up. They didnt have nearly enough luggage carts so we had to park and go back and fourth to our car 4 times to get all our stuff in the room. Everyone at the entire hotel as very dissatisfied. The rooms were nice but thats about it. Front desk was rude as well.

Poor Property Management

We stayed at this resport in May with our 3 children. We had no A/C the entire stay and there were no rooms to move us to. The Management staff was rude and said "It is not our fault the air went out." I am still dealing with them to try and get some sort of refund and all they offered is 5%.
When I rent a place I expect it to be fully functioning and if it is not, they should fix the problem or refun the money if they can not move you to another unit.

Ok- Where do I start.... When we first arrived, my reservations were supposedly "cancelled"... however, neither I nor the travel booking agent had it cancelled. I had the confirmation number and paid in full receipt, however, staff was not very willing to help. Their response was "sorry, it was cancelled, and we are full so we don't have any rooms to give you even if we could." I finally got a hold of travel agency and they did not show reservation cancelled at all, and was able to get me a room (somehow... they found a room... the same room type that I reserved!)
The room was nice, and clean, However, the air conditioning didn't work, the toilet in one bathroom run constantly making a loud whistling sound, and the table on the balcony was broken. In addition, we stayed 7 nights, and they refused to give us clean linens (saying that there is a washer and dryer in each room so we are supposed to wash them if needed), and even refused to give us a trash bag or a new roll of toilet paper when we ran out. They said that they "set up the room, and then anything else is up to you to furnish"... There was no kitchen trash can in our room, so I asked for a trash bag to put our trash in, and they refused, instead giving me directions to the nearest store so I could purchase some.
They do give you 2 beach chairs and umbrella per day, however, they didn't tell you that you have to get up at 6:00 am to wait in line for 2 hours each day to get them or else they run out. I have stayed in other condo's on PCB and this was the worst service and rudest staff I have ever encountered. The room itself was nice... but the service was very poor. Me or my family will never again stay in a waterstone resort.

FYI:
Case 10-641-CC – Pelican Properties of South Walton sues Waterstone Resorts, LLC, to evict tenant Waterstone, and alleges that in Feb 2007, a verbal month to month lease was entered into.
On 2/10/10 Waterstone was served with a 15 day Notice to Terminate Tenancy. Waterstone did not vacate and remains on premises and refuses to surrender possession.
The summons was served on C. Anthony Edwards which resulted in attorney H. L. Perry to enter an Emergency Motion for a Stay of Writ and ask for a new hearing in the matter.
Waterstone objects to the Notice to Vacate and alleges a 6 year lease is in effect and that they have invested over $100,000 in upgrades to #102. Also that the information Pelican used in their original application was incorrect and a legal citation Pelican provided was later overturned and thus invalid.
The matter remains to be decided and W retains possession for now.

Traveler's tip on diningPier Park is a zoo. The wait at the restaurants is longgggggg. Not enough breakfast places in the area.

Management said it would be "tomorrow" before anything could be done. Front desk is just not helpful in any way. Room was nice enough but be warned the bunks are in the entrance hall with very little storage for clothes.
Traveler's tip on getting the most out of your stayRent a 2 BR unless you have very small children. The 1br with bunk is crowded for 2 adults and 2 teenagers.

Needs a lot of improvement
When we first arrived to the condo, we showed up early that morning to check in, however, the room was not ready which is understandable. However, we thought maybe the room would be ready in about a few hours. It took them 5 hours to give us a room. Although, when I went back to check on the status of the room, a couple in front of me in line had the same room as us and had just arrived, they gave them a room even though we had been waiting for 3 hours already. So if you plan on arriving early you should have something to do to occupy you for hours. When we did get into the room, we were very disatisfied.
The rooms were carpeted throughout and they were so disgusting we had to call someone to see if they could either move us, or get someone to clean them. When we first got into the room, someone at the front desk said she would schedule a cleaning of the carpet. The next day when we called to verify what time the man would arrive, another lady was very rude and said who authorized this cleaning b/c she knew nothing about it, as if we had talked to the carpet cleaning man ourselves. They have very bad customer service. In the kitchen and the bathroom, the tile looked as if it had never been mopped since they had opened.
Also, the light switches were broken and had exposed wires which is very dangerous for children. Also, there is no jacuzzi at the pool if that is something you enjoy. However, the beach chairs offered were nice. For the price that we paid, we would not recommend this place to anyone. The rooms are in bad shape and the service is horrible.

Needs Improvement
My fiance and I went down for 5 days the week of the 4th of July. When we arrived we asked for a cart to help us with our luggage since our room was on the 5th floor. The attendent quickly said that it was passed time and she couldnt give us the cart in her hand. The elavators were terribly slow. Three days into our trip the air conditioning went out and it was consistently 82 degrees in our room. After the repair man stopped by and said it would be fixed within a few hours, we waited and he never showed. The management seemed not to care at all....We will never stay there again!

Somewhat dissapointing
The resort was very nice. However, the week we were there they were building a tiki bar right in front of the area where you enter the beach. We were in the east tower and had a few nights where the AC did not work. The west tower had much more problems and many of the guest spend days without water or AC.....Not sure what happened but I think the construction crew damaged something....caused alot of people to be extremely upset which is justfied. The resort is very new and clean however the electrical problems and problems with water in some units was totally unacceptable.

About the Calypso
Cons: For only being a couple of years old this resort is showing it's age. The carpets in our condo were filty, had trouble with hot water almost every day (called front desk and no one ever came), dogs in resorts (saw two or three and heard them too), elevators and hallways were always littered with food and garbage, windows always dirty with smudges and fingerprints all over. Seldom saw anyone cleaning at all, pool was not cleaned once while we were there and communication was very poor between management and guests.
No signed posted about leaving towels to reserve seats at the pool, saw one lady have a total meltdown because management took everyone's towels and threw them in a big pile on the grass. VERY RUDE!!! After she had her meltdown they posted signs that said "PEOPLE reserve chairs, not towels, if you leave a towel it will be confiscated and put in lost and found". We also had to wait in long lines each morning at 7am to get your two beach chairs by the ocean as there were not nearly enough of the nice wooden ones for guests, if you weren't lucky enough to get one you got two director's type chairs to sit on the beach with. Pros: beautiful views, beach was gorgeous, easily within walking distance to alot of fun and funky restaurants. Nice to have a washer and dryer in condo although it took over an hours to dry a small load so really not that much of a conveinence. Nice parking garage with a walk over traffic to get to the Calypso.
Overall... There are SO MANY other resorts going up in Front Beach Drive next year we're going to look at staying elsewhere you feel like a guest, not an inconvenience!

In my opinion you must be nuts if you want to stay at the Calypso, the reviews tell the story, bad service at the front desk, dirty, parking sucks no luggage carts and the elevators take 20 min to arrive. I suggest you should stay away from this Waterstone property!

Recently rented unit 2-208 for long weekend. The coffeepot water reservoir was completely covered in disgusting black mold. The ad stated kid friendly and there were lots of kid "things" in the unit. On our application we put 2 adults and 2 childrena but evidently owner did not read that, just assumed only 2 adults. Therefore, she deducted $50.00 from our up front security deposit. On top of that, when we arrived at 1:00 AM, the door code would not work and we had to call owner. She was just plain rude on the phone. It was a so-so condo, but would not ever stay again or recommend to anyone. Owner was just

We just returned from our stay at the Calypso Resort and Towers at Panama City Beach. Our stay was both good and bad. First, the room was nice and new (the entire resort is new) with tile floors, granite counter tops and real furniture (no wicker!!!). The appliances are new and there were plenty of utensils, pots, pans, etc. There are two towers with elevators for each and we never waited long for an elevator. The resort is very close to the beach with all the rooms gulf front. The chairs on the beach are included with the condo, but they are first come first serve.
And you must get there early to reserve one. There are two pools and plenty of parking. There is also loading and unloading at the front door that is convienent and close to the elevators. Then there were some issues. The air conditioning was broken two of the four days we were there and we heard some of the rooms did not have water (fortunately, we always had water). Also, the two pools are very small and CROWDED. There was never a chair available, because they all had towels on the from 9am on. This is fairly common at any condo, however, there were only chairs on one side of the pool; therefore, it was especially bad. In addition, the pool water was nasty. It was cloudy and seemed stagnant; and one day, the pool was closed. We, fortunately, wanted to spend most of our time at the beach. We also had no type of maid service or towel service. When I asked where to pick up and drop off towels, I was told that is why there is a washer and dryer in the room.
I was shocked because any other condo I have ever stayed had some type of towel service. I did not go on vacation to do laundry. Then there was the trash chute; both times we went to put in a bag of trash, it was full. We were on the 5th floor and went to the 7th the first time to be able to put our bag in. Then the next time, it was even full on the 7th floor, so we left it in our room we we checked out. Another small detail, there were no directions in the room for numbers to call (even for the front desk) or what needs to be done before checking out or even how to check out. Overall, this place seems to have alot of problems for such a new resort and I would not return or recommend this place.

We rented a 1br 2 ba with bunks for spring break. TV in LR was on the blink and internet cable was "lost". Management said it would be "tomorrow" before anything could be done. Front desk is just not helpful in any way. Room was nice enough but be warned the bunks are in the entrance hall with very little storage for clothes.
Traveler's tip on getting the most out of your stay
Rent a 2 BR unless you have very small children. The 1br with bunk is crowded for 2 adults and 2 teenagers.

We cancelled a reservation for September-website states that you can cancel within 24 hours with no penalty. We cancelled the reservation a month ago, and our $200 deposit still hasn't been refunded, after several calls. We are having to dispute the transaction with MasterCard.

Today is the final day of our 5 night stay with my husband and two teenage sons for Spring Break! We have decided that there are both pros and cons about the Waterstone Calypso. Pros are that the location cannot be beat! The Emerald Coast is truly breathtaking, the beaches are like baby powder and we are within walking distance of alot of fun and funky little restaurants.
The condo is spacious and the amenitites are state of the art. This is more of a family resort as we have not seen alot of rowdy college students on the premesis. As far as the cons, there are alot....1st this is a condo not a hotel room which we understand however after checking in we felt as though we were turned loose without any instructions and little communication. On day 1 there was literally screaming matches and upset guests over rules not posted anywhere about reserving chairs at the pool and beach chairs on the ocean. You were allowed two beach chairs upon presenting your room pass but any additional chairs were $30 a day which we felt was ridiculous as they are promoting this as a "Family" resort.
And management gathered up all the towels left by guests on the chairs at the pools that were left before 9am in an effort to reserve a chair. and through them in a huge pile. Guest (not us) came down to find a huge pile of towels including theirs which we felt was rude to say the least. After one guest had a total meltdown at the front desk they then printed out signs stating no towels could be left and that "people save chairs, not towels", the signed posted were threatening stating that if towels were left they'd be put in lost and found, again they don't make you feel important, more like a nuisance. We are all on vacation and the lack of communication on management's part should not have caused this guest to be so upset!
And as far as standing in line every morning to reserve beach chairs (which you had to do because there was only enough chairs for at best half the guests) again being on vacation, you should not have to scamper down and wait in line at 7am for at least a half hour to get chairs as I did every morning. The beach staff truly seemed to be "power tripping" off of the fact that all these vacationers were waiting on them as it was anywhere between 7:30 and 8:00 am before they actually started assigning seats. Communication at the resort between management and guests again is very poor and rules posted on the refrigerator in each room are certainly not enforced. There were dogs in the rooms (no pets allowed) as we heard and saw at least a half dozen....teenagers wondering around at all hours unattended which is a recipe for a dangerous situation (where are the parents?).
And regarding the cleanliness of the Calypso, you are responsbile for cleaning and maintaining your condo which is understandable however the grounds and premesis were not adequately cared for. We did not see the pools cleaned once while we were here and our room on the 10th floor gave an excellent view straight down to the pool, we could see dirt sand from out distance. The elevators and hallways we saw cleaned once only and were littered with food and drink cups and glasses every morning. Glass doors had the same handprints on them all week as well. The carpet in the master bedroom was filty and our room had glass handprints all over the patio doors upon arriving so we wonder how clean it was when we arrived. On the last day I also happened to stumble upon a very nice workout room that we were never told about and I certainly would have used daily, again very poor communication.
You were never given any sort of brochure that highlighted all the amenitities that could be enjoyed! Also the Calypso has no gift shop or convenience store onsite at all so if you needed additional sunscreen or bandaids, you had to go out and find a store. Also nowhere to purchase pop, drinks, so again, make sure you hit the Target Store (has all gorceries except fruits and fresh veggies for some reason) or Winn Dixie stores and stock up upon arriving. Overall we had a great family time which is what it is really all about but we noticed a dozen very nice large resorts being constructed on the main beach street, Front Beach Drive so upon returning again we will most likely look at staying somewhere else that makes you feel valued.

If you are hoping to check in early here, forget about it.
We got to PCB about 2pm and checked with the front desk, they said the room was not ready and to come back at 4pm. We returned at 4pm and was greeted by 40 other people standing line to check in. All the people I talked to was told to return at 4pm. There were A LOT of unhappy people there.
After a 50 minute wait in line, we finally got to the desk and was told our room was ready. It is now close to 5pm. Went up to the room with 3 familes worth of stuff, opened the door to find a maid washing
dishes. She said, "Your room is not ready yet". Soon more maids arrive. We stay outside the room for over an hour. After 6pm we are finally in the room.
We never found a cart our entire stay. THERE ARE ONLY 25 CARTS FOR 400+ ROOMS.
I have vacationed in PCB all my life and a have never seen the beach as crowded as at this place. I would hate to see it after they add the 3rd phase.
The rooms are great. The location is great. The place is just to big and crowded for us.
Worst part about this place is the service. We heard a lot of unhappy
people.

We were very excited to spend our honeymoon here. Upon arrival we learned that the tiki bar/snack bar was still under construction after the resort advertised that it would be finished this spring. We were a little disappointed but decided to brush it off and enjoy our stay. On the third night of our stay the a/c quit cooling. It came back on on the fourth day only to go out again on the fifth night. To top it all off the elevators constantly dropped floors and were extremely slow. We were coming back from dinner when we noticed a boil water sign posted on the door of the 3rd floor.
Well, we had no water to boil or take a shower or use the restroom! We tried calling the front desk but they apparently had the phone off the hook due to a resort full of irate guests. When we checked out this morning we still had no air in room 1805. We feel sorry for the next guests who is looking to enjoy their vacation only to have the necessities not function. We felt that the resort had the attitude of they were doing us a favor by letting us stay there. We could have stayed anywhere but we chose this one. Let me also add that we have never stayed in a hotel or resort of any kind with a total disregard to the happiness of the guests that stay there.
The resort is beautiful and the beds were so comfortable. The reason we gave such a bad rating is the lack of basic services and the attitude of the staff not caring whether you were happy or not. The beach was beautiful and like I said the rooms are beautiful but the resort is poorly managed and probably needs to be tore down and started from scratch because there are too many problems.

Lot of little things
Bunk beds sagged, dryer didn’t dry, air conditioner roared, tub didn’t drain, no sheets for the sofa bed - had to ask twice and still only got one sheet, couldn’t get a complimentary beach setup any of the four days, jet ski guy didn’t have paperwork to allow us to rent jet skis, etc.

Make sure you Bring Everything
Our family loved the condo, but there is NO service what so EVER there! The staff in the lobby is very unhelpful and not very pleasant at all. Our family ran out of toliet paper and garbage bags and the hotel would not give us anymore once we asked!!!!The actual condo is lovely but make sure no little kids have accidents in the pools again! During our 5 night stay both pools were closed at one time or another because a little kid had an accident in there and it had to be cleaned up!
Make sure you bring extra garbage bags and toliet paper becase you only get one of each for your stay!

Recently rented unit 2-208 for long weekend. The coffeepot water reservoir was completely covered in disgusting black mold. The ad stated kid friendly and there were lots of kid "things" in the unit. On our application we put 2 adults and 2 childrena but evidently owner did not read that, just assumed only 2 adults. Therefore, she deducted $50.00 from our up front security deposit. On top of that, when we arrived at 1:00 AM, the door code would not work and we had to call owner. She was just plain rude on the phone. It was a so-so condo, but would not ever stay again or recommend to anyone. Owner was just

We just returned from our stay at the Calypso Resort and Towers at Panama City Beach. Our stay was both good and bad. First, the room was nice and new (the entire resort is new) with tile floors, granite counter tops and real furniture (no wicker!!!). The appliances are new and there were plenty of utensils, pots, pans, etc. There are two towers with elevators for each and we never waited long for an elevator. The resort is very close to the beach with all the rooms gulf front. The chairs on the beach are included with the condo, but they are first come first serve.
And you must get there early to reserve one. There are two pools and plenty of parking. There is also loading and unloading at the front door that is convienent and close to the elevators. Then there were some issues. The air conditioning was broken two of the four days we were there and we heard some of the rooms did not have water (fortunately, we always had water). Also, the two pools are very small and CROWDED. There was never a chair available, because they all had towels on the from 9am on. This is fairly common at any condo, however, there were only chairs on one side of the pool; therefore, it was especially bad. In addition, the pool water was nasty. It was cloudy and seemed stagnant; and one day, the pool was closed. We, fortunately, wanted to spend most of our time at the beach. We also had no type of maid service or towel service. When I asked where to pick up and drop off towels, I was told that is why there is a washer and dryer in the room.
I was shocked because any other condo I have ever stayed had some type of towel service. I did not go on vacation to do laundry. Then there was the trash chute; both times we went to put in a bag of trash, it was full. We were on the 5th floor and went to the 7th the first time to be able to put our bag in. Then the next time, it was even full on the 7th floor, so we left it in our room we we checked out. Another small detail, there were no directions in the room for numbers to call (even for the front desk) or what needs to be done before checking out or even how to check out. Overall, this place seems to have alot of problems for such a new resort and I would not return or recommend this place.

We rented a 1br 2 ba with bunks for spring break. TV in LR was on the blink and internet cable was "lost". Management said it would be "tomorrow" before anything could be done. Front desk is just not helpful in any way. Room was nice enough but be warned the bunks are in the entrance hall with very little storage for clothes.
Traveler's tip on getting the most out of your stay
Rent a 2 BR unless you have very small children. The 1br with bunk is crowded for 2 adults and 2 teenagers.

We cancelled a reservation for September-website states that you can cancel within 24 hours with no penalty. We cancelled the reservation a month ago, and our $200 deposit still hasn't been refunded, after several calls. We are having to dispute the transaction with MasterCard.

Today is the final day of our 5 night stay with my husband and two teenage sons for Spring Break! We have decided that there are both pros and cons about the Waterstone Calypso. Pros are that the location cannot be beat! The Emerald Coast is truly breathtaking, the beaches are like baby powder and we are within walking distance of alot of fun and funky little restaurants.
The condo is spacious and the amenitites are state of the art. This is more of a family resort as we have not seen alot of rowdy college students on the premesis. As far as the cons, there are alot....1st this is a condo not a hotel room which we understand however after checking in we felt as though we were turned loose without any instructions and little communication. On day 1 there was literally screaming matches and upset guests over rules not posted anywhere about reserving chairs at the pool and beach chairs on the ocean. You were allowed two beach chairs upon presenting your room pass but any additional chairs were $30 a day which we felt was ridiculous as they are promoting this as a "Family" resort.
And management gathered up all the towels left by guests on the chairs at the pools that were left before 9am in an effort to reserve a chair. and through them in a huge pile. Guest (not us) came down to find a huge pile of towels including theirs which we felt was rude to say the least. After one guest had a total meltdown at the front desk they then printed out signs stating no towels could be left and that "people save chairs, not towels", the signed posted were threatening stating that if towels were left they'd be put in lost and found, again they don't make you feel important, more like a nuisance. We are all on vacation and the lack of communication on management's part should not have caused this guest to be so upset!
And as far as standing in line every morning to reserve beach chairs (which you had to do because there was only enough chairs for at best half the guests) again being on vacation, you should not have to scamper down and wait in line at 7am for at least a half hour to get chairs as I did every morning. The beach staff truly seemed to be "power tripping" off of the fact that all these vacationers were waiting on them as it was anywhere between 7:30 and 8:00 am before they actually started assigning seats. Communication at the resort between management and guests again is very poor and rules posted on the refrigerator in each room are certainly not enforced. There were dogs in the rooms (no pets allowed) as we heard and saw at least a half dozen....teenagers wondering around at all hours unattended which is a recipe for a dangerous situation (where are the parents?).
And regarding the cleanliness of the Calypso, you are responsbile for cleaning and maintaining your condo which is understandable however the grounds and premesis were not adequately cared for. We did not see the pools cleaned once while we were here and our room on the 10th floor gave an excellent view straight down to the pool, we could see dirt sand from out distance. The elevators and hallways we saw cleaned once only and were littered with food and drink cups and glasses every morning. Glass doors had the same handprints on them all week as well. The carpet in the master bedroom was filty and our room had glass handprints all over the patio doors upon arriving so we wonder how clean it was when we arrived. On the last day I also happened to stumble upon a very nice workout room that we were never told about and I certainly would have used daily, again very poor communication.
You were never given any sort of brochure that highlighted all the amenitities that could be enjoyed! Also the Calypso has no gift shop or convenience store onsite at all so if you needed additional sunscreen or bandaids, you had to go out and find a store. Also nowhere to purchase pop, drinks, so again, make sure you hit the Target Store (has all gorceries except fruits and fresh veggies for some reason) or Winn Dixie stores and stock up upon arriving. Overall we had a great family time which is what it is really all about but we noticed a dozen very nice large resorts being constructed on the main beach street, Front Beach Drive so upon returning again we will most likely look at staying somewhere else that makes you feel valued.

If you are hoping to check in early here, forget about it.
We got to PCB about 2pm and checked with the front desk, they said the room was not ready and to come back at 4pm. We returned at 4pm and was greeted by 40 other people standing line to check in. All the people I talked to was told to return at 4pm. There were A LOT of unhappy people there.
After a 50 minute wait in line, we finally got to the desk and was told our room was ready. It is now close to 5pm. Went up to the room with 3 familes worth of stuff, opened the door to find a maid washing
dishes. She said, "Your room is not ready yet". Soon more maids arrive. We stay outside the room for over an hour. After 6pm we are finally in the room.
We never found a cart our entire stay. THERE ARE ONLY 25 CARTS FOR 400+ ROOMS.
I have vacationed in PCB all my life and a have never seen the beach as crowded as at this place. I would hate to see it after they add the 3rd phase.
The rooms are great. The location is great. The place is just to big and crowded for us.
Worst part about this place is the service. We heard a lot of unhappy
people.

We were very excited to spend our honeymoon here. Upon arrival we learned that the tiki bar/snack bar was still under construction after the resort advertised that it would be finished this spring. We were a little disappointed but decided to brush it off and enjoy our stay. On the third night of our stay the a/c quit cooling. It came back on on the fourth day only to go out again on the fifth night. To top it all off the elevators constantly dropped floors and were extremely slow. We were coming back from dinner when we noticed a boil water sign posted on the door of the 3rd floor.
Well, we had no water to boil or take a shower or use the restroom! We tried calling the front desk but they apparently had the phone off the hook due to a resort full of irate guests. When we checked out this morning we still had no air in room 1805. We feel sorry for the next guests who is looking to enjoy their vacation only to have the necessities not function. We felt that the resort had the attitude of they were doing us a favor by letting us stay there. We could have stayed anywhere but we chose this one. Let me also add that we have never stayed in a hotel or resort of any kind with a total disregard to the happiness of the guests that stay there.
The resort is beautiful and the beds were so comfortable. The reason we gave such a bad rating is the lack of basic services and the attitude of the staff not caring whether you were happy or not. The beach was beautiful and like I said the rooms are beautiful but the resort is poorly managed and probably needs to be tore down and started from scratch because there are too many problems.

Needs a lot of improvement
When we first arrived to the condo, we showed up early that morning to check in, however, the room was not ready which is understandable. However, we thought maybe the room would be ready in about a few hours. It took them 5 hours to give us a room. Although, when I went back to check on the status of the room, a couple in front of me in line had the same room as us and had just arrived, they gave them a room even though we had been waiting for 3 hours already. So if you plan on arriving early you should have something to do to occupy you for hours. When we did get into the room, we were very disatisfied.
The rooms were carpeted throughout and they were so disgusting we had to call someone to see if they could either move us, or get someone to clean them. When we first got into the room, someone at the front desk said she would schedule a cleaning of the carpet. The next day when we called to verify what time the man would arrive, another lady was very rude and said who authorized this cleaning b/c she knew nothing about it, as if we had talked to the carpet cleaning man ourselves. They have very bad customer service. In the kitchen and the bathroom, the tile looked as if it had never been mopped since they had opened. Also, the light switches were broken and had exposed wires which is very dangerous for children. Also, there is no jacuzzi at the pool if that is something you enjoy. However, the beach chairs offered were nice. For the price that we paid, we would not recommend this place to anyone. The rooms are in bad shape and the service is horrible.

Needs Improvement
My fiance and I went down for 5 days the week of the 4th of July. When we arrived we asked for a cart to help us with our luggage since our room was on the 5th floor. The attendent quickly said that it was passed time and she couldnt give us the cart in her hand. The elavators were terribly slow. Three days into our trip the air conditioning went out and it was consistently 82 degrees in our room. After the repair man stopped by and said it would be fixed within a few hours, we waited and he never showed. The management seemed not to care at all....We will never stay there again!

Bad about the Calypso
Cons: For only being a couple of years old this resort is showing it's age. The carpets in our condo were filty, had trouble with hot water almost every day (called front desk and no one ever came), dogs in resorts (saw two or three and heard them too), elevators and hallways were always littered with food and garbage, windows always dirty with smudges and fingerprints all over. Seldom saw anyone cleaning at all, pool was not cleaned once while we were there and communication was very poor between management and guests.
No signed posted about leaving towels to reserve seats at the pool, saw one lady have a total meltdown because management took everyone's towels and threw them in a big pile on the grass. VERY RUDE!!! After she had her meltdown they posted signs that said "PEOPLE reserve chairs, not towels, if you leave a towel it will be confiscated and put in lost and found". We also had to wait in long lines each morning at 7am to get your two beach chairs by the ocean as there were not nearly enough of the nice wooden ones for guests, if you weren't lucky enough to get one you got two director's type chairs to sit on the beach with.

Calypso Resort and Towers - Waterstone Resort Realty is a bad neighbor
Waterstone is a Bad Neighbor.
If you use Waterstone to rent out your unit or if there is a Waterstone managed unit in your building you should look at: http://nautiluscovesuit2008.blogspot.com & http://waterstonerealty.blogspot.com
For over a year I have tried dealing with Waterstone over substantial violations of our condo documents and ended up having to file suit in Bay County Court over their misuse of their property when a renter used at least 3 of their 4 owned units at Nautilus Cove Condominium in Panama City Beach to house foreign workers in the Waterstone units, making them in effect a dormitory for hourly workers at the local Marriott Resort.
My complaints to Stephanie Morris, now promoted to Director of Operations at Waterstone Resorts & Vacation Homes, were ignored and I finally had to hire an attorney to file suit.Waterstone is rated as 'Unacceptable' by the Better Business Bureau' for not responding to complaints, mine included.
Take a look at the above blogs for photos and a fuller account of this consumer unfriendly business. If you rent out your condo via Waterstone or if you have a Waterstone condo near you then you will find out just how bad a company this is.

Waterstone Resorts and Vacation Homes offer vacation rentals all over the state of Florida. On Panama City Beach they claim to manage properties from ten different resorts. The company’s website is full of glowing reviews and recommendations but if someone just scratches the Google search service a little, they will find numerous negative claims about Waterstone. If that is not enough a check of their status with the Better Business Bureau (BBB) finds a C- rating due to a series of unresolved complaints. On a Waterstone blog website there is evidence that the BBB has given them an unsatisfactory rating, but this has not been discovered in any BBB materials as of yet.
“Waterstone Sucks,” seems to be the ringing sentiment of many current and past clients of the company found on blog websites all over the internet.
Jim Pitts, an owner at Calypso Resorts and Towers that used Waterstone, stated that he inspected his unit three times last year and each time the unit was filthy.
“The carpet was so dirty it had to be replaced,” Pitts said. “There was filth everywhere. The walls were marked up, dust and dirt caked on baseboards, light bulbs and even the toaster was dirty.”
Pitts wrote a handwritten note and email to Waterstone stating that he no longer wanted them to manage his properties. His communications went ignored until he sent a certified letter sometime later demanding that tenants be removed from his property and that Waterstone cease any further management of his property.
Pitts also feels that the company is unethical and unfair in their fee structure and maintenance.
“They charge the owner for travel agent fees on top of their own (fees) and they charge the owner for ‘credit card’ use. They will charge the owner a minimum of $22.50 every time they so much as set foot in the unit to do anything,” Pitts said.
“They rip the owners off with the keyless entry crap and owners of Calypso units need to understand that these people are absolutely ruining our investments. They need to be removed from the premises.”

Harris claims that Waterstone owns four units at Nautilus Cove Condominiums and that the company is currently past due on their condo’s quarterly assessments. There is also evidence that the State of Florida has already four outstanding liens against the company for over $118,000. If the Nautilus Cove past due amounts were not paid by the end of ’08 then Waterstone will be facing new liens.
Waterstone seems to find them self in a public relation nightmare. When a company ignores claims from concerned clients, there are avenues that these clients can take to attack the company’s reputation. As of right now, a Google search of “Waterstone Panama City” brings up typical listings for the company. The company should be aware that as these blog websites attract new participants there could be a day, not far off, that one of these blog websites could be ranked by a search engine right underneath the Waterstone website or even above it.

Waterstone Resorts and Vacation Homes offer vacation rentals all over the state of Florida. On Panama City Beach they claim to manage properties from ten different resorts. The company’s website is full of glowing reviews and recommendations but if someone just scratches the Google search service a little, they will find numerous negative claims about Waterstone. If that is not enough a check of their status with the Better Business Bureau (BBB) finds a C- rating due to a series of unresolved complaints. On a Waterstone blog website there is evidence that the BBB has given them an unsatisfactory rating, but this has not been discovered in any BBB materials as of yet.
“Waterstone Sucks,” seems to be the ringing sentiment of many current and past clients of the company found on blog websites all over the internet.
Jim Pitts, an owner at Calypso Resorts and Towers that used Waterstone, stated that he inspected his unit three times last year and each time the unit was filthy.
“The carpet was so dirty it had to be replaced,” Pitts said. “There was filth everywhere. The walls were marked up, dust and dirt caked on baseboards, light bulbs and even the toaster was dirty.”
Pitts wrote a handwritten note and email to Waterstone stating that he no longer wanted them to manage his properties. His communications went ignored until he sent a certified letter sometime later demanding that tenants be removed from his property and that Waterstone cease any further management of his property.
Pitts also feels that the company is unethical and unfair in their fee structure and maintenance.
“They charge the owner for travel agent fees on top of their own (fees) and they charge the owner for ‘credit card’ use. They will charge the owner a minimum of $22.50 every time they so much as set foot in the unit to do anything,” Pitts said.
“They rip the owners off with the keyless entry crap and owners of Calypso units need to understand that these people are absolutely ruining our investments. They need to be removed from the premises.”

Local real estate entrepreneurs Alan O’Neal, Ben Edwards, Michael ‘Chad’ Gilliland and Howard Granberry have approx 20 LLC’s and DBA’s, most having Waterstone” in their titles*.
WATERSTONE RESORT REALTY, L.L.C. has now changed its name to: NCPCB INVESTMENTS, L.L.C. Ben Edwards and Chad Gilliland had their names removed from this sinking ship, leaving only Alan O’Neal as manager of the LLC. Their 4 condos at Nautilus Cove in PCB are now foreclosed and sold. The last condo going on the ‘Courthouse steps’ on 9/28/09. They leave Nautilus Cove Condominium, 13700 Panama City Beach Pky, PCB, owing approx $8,000 in unpaid Assn. dues and 4 unpaid liens to the association. Compass Bank got stuck for approx. $660,000 in dud mortgages. Waterstone was a bad neighbor and by any name will not be missed.
WATERSTONE RESORTS, L.L.C. has finally paid off the 4 Warrants/Liens for $116,000 that were filed by the State of Florida for Waterstone’s unpaid Sales and Use taxes which were not turned over to the State.
Waterstone spends a lot of time in the Bay County Courts, a few suits for debts were settled, 3 other civil cases continue, 08-5450CA is alleging Fraud and Breach of Contract with a local firm; 08-CA-2529 is going on 16 months now for improper rental of their now foreclosed N.C.C. condos, renting them for use by a labor contractor who used them as dorms to house foreign workers employeed at the local Marriott Resort; 09-123CA where they sue a blogger for posting online about how bad they are; 5:09-cv-00277-RS-MD in Federal Court they have a Discrimination & Retaliation case courtesy of a former Senior Maintenance worker Mark Ballard, who they fired after 2 injuries at work resulted in Workman’s Compensation Claims.
